Without a consistent unit framework, every conversion is a risk.
2. Material vs. installed unit prices. A common trap: your takeoff measures area of gypsum board ceiling in square meters, but the catalog line item includes framing, finishing, and fasteners—priced per square meter of installed surface. If the takeoff only accounts for the board material area, you'll undercount waste and overlaps. Conversely, if the catalog unit is for board-only material (per sheet), you'll miss labor and accessories.
3. Volume vs. area for thickness-dependent materials. This is where the biggest swings happen. Screeds, mortar, concrete toppings, insulation layers—estimators often measure the surface area (m²) but the catalog price is based on volume (m³) assuming a standard thickness. If the design thickness differs from that standard, you're off. Even if you multiply by thickness in the spreadsheet, a decimal slip can turn a thin layer into a thick one.

Worked Example: The m² vs. m³ Screed Trap
Let's say you're bidding a residential floor renovation in Madrid. The spec calls for a 80 mm thick cement screed over 120 m² of floor area. Your takeoff correctly shows 120 m².
You turn to your preferred cost catalog (BC3 format, imported into Presto). The screed line item is listed as Mortero automivelante, priced at €45.75 per m³. Without thinking, you write 120 × €45.75 = €5,490. That's the total cost for material, you assume.
But €45.75 per m³ is a unit price for one cubic meter of material. To get the correct cost for your 120 m² area at 80 mm thickness, you need:
- Volume needed: 120 m² × 0.08 m = 9.6 m³
- Total material cost: 9.6 m³ × €45.75 = €439.20
That's a difference of €5,050.80. Your unit rate mistake turned a €439 line item into €5,490. Even if you later apply markup, your bid would be wildly uncompetitive—or, if you made the opposite error (thinking m² price was per m³), you'd underbid and lose margin.
Now imagine that the catalog also includes labor, mixing, and application in the same unit rate—but the unit is per m² of installed screed at a standard 50 mm thickness. Your 80 mm thickness requires a correction factor. If you miss that, you're both wrong on unit and wrong on conversion.
